Most renovation headaches happen in the gap between architect and builder. Schlickmann Construction closes that gap with in-house design — architectural drawings, 3D rendering, and selections all delivered by the same team that builds the project.
Design services bridge the gap between a Pinterest board and a permitted set of construction drawings. Whether you're planning a kitchen, bathroom, addition, or full-home renovation across Massachusetts and Southern New Hampshire, Schlickmann's in-house design service produces 3D renderings, material selections, and the technical drawings your contractor (or we) need to build it right.
We work in two modes. Design-build: we design and build under one contract, which removes the awkward handoff between architect and contractor and locks the budget early. Design-only: you hire us to produce drawings and material lists you can take to bidding contractors. Both modes start the same way — a measure-up, a needs assessment, a budget conversation, and a kickoff meeting.
Deliverables typically include: existing-conditions plans, proposed plans, elevations, 3D renderings, cabinet layouts, plumbing and electrical layouts, finish schedules, and material specifications. For permit-required work we produce a stamped set ready for the building department. For interior-only work we produce construction-ready drawings without engineering.

Common Questions About Design Services
No. Our design package is a separate deliverable. About 90% of our design clients choose to build with us because of the integrated process, but you can take our drawings to any licensed contractor.
Bathrooms and small projects: $2,500–$5,000 design fee. Kitchens: $5,000–$10,000. Whole-home renovations: $12,000–$25,000. The design fee is credited against the construction contract if you build with us.
Yes — we have an in-house designer who selects cabinets, hardware, tile, paint, fixtures, lighting, and flooring. Selections are coordinated with the construction proposal so there are no surprises later.
Bathroom: 3–4 weeks. Kitchen: 5–7 weeks. Whole-home or addition: 8–14 weeks including permitting. We move fast — most architects take 2–3× as long.
