The biggest mistake homeowners make on full renos is under-scoping the structural work. We do thorough pre-construction inspections — opening walls, scoping plumbing lines, infrared-scanning electrical panels — before we lock the budget. By the time you sign the contract, we've found the surprises: knob-and-tube wiring behind plaster walls, galvanized supply lines, undersized framing for modern HVAC. Better to find them on day three than month four.
Typical project arc: 4-8 months on a single-family home depending on square footage and scope depth. We sequence demolition, structural reframing, mechanical rough-ins, insulation, drywall, flooring, tile, paint, cabinetry, fixtures, and final walkthrough. Daily site protection, weekly progress photos, transparent change-order process when (rare) hidden conditions surface.

It depends on scope. For a true gut renovation (no plumbing, no kitchen, dust everywhere), we recommend moving out for 3–4 months and renting nearby. For phased renovations where we work room-by-room, you can usually stay in part of the house.
Milestone-based, tied to inspections and deliverables — never time-based. Typical schedule: 10% at signing, 20% at framing, 25% at rough-in, 25% at drywall, 15% at substantial completion, 5% at final walkthrough.

All workmanship — framing, drywall, tile, paint, plumbing connections, electrical work, fixture installation. Manufacturer warranties cover their own products (appliances, windows, roofing) and we coordinate any warranty claims on your behalf.
