A custom home is a multi-year commitment between you, your architect, and your builder. Schlickmann Construction has built custom Colonials, Capes, contemporary, and Shingle-style homes on lots from one-third acre to 5+ acres across Andover, Reading, North Andover, Lexington, Concord, and Carlisle. We work directly with your architect and design team — or recommend trusted Massachusetts firms — and run the build from foundation to keys.

Our process: pre-construction (architect collaboration, value engineering, materials sourcing), site work (clearing, septic, utilities, foundation), framing, weatherization, mechanical rough-ins (HVAC, plumbing, electrical, low-voltage), insulation, drywall, exterior finish (siding, masonry, roofing), interior fit-out (cabinetry, tile, flooring, paint), and final inspection.

We're not a high-volume builder. We typically run 2-4 custom homes simultaneously, which means your superintendent is at your site weekly, your project manager knows every change order by heart, and Laion Schlickmann himself walks the site at every major milestone. That's the level of accountability you should expect when you're spending $1M+.

We don't sell land directly, but we partner with local realtors and have ongoing relationships with land sellers in Stoneham, Reading, Andover, Lexington, and Concord. We can refer you to land that fits your scope and budget.

A spec/production builder offers limited floor plans and finish packages. A true custom-home builder (us) starts with your lifestyle and the lot, designs from scratch, and engineers everything around your needs — there's no "package" to upgrade from.

Design and permitting: 4–6 months. Construction: 8–12 months for a 3,000–4,500 sq ft home. Larger homes (5,000+ sq ft) or complex sites can run 14–18 months total.

Yes. We've delivered HERS-30 homes and have crew trained in Passive House detailing. Net-zero homes typically run 8–15% more in construction cost but pay back in 10–15 years through eliminated energy bills and Mass Save incentives.
