Every addition starts with a structural and zoning review. We evaluate the existing foundation, framing, roof, mechanicals, and HOA/setback constraints before producing a design. From there we handle architectural drawings, structural engineering when needed, full permitting, foundation work, framing, mechanical rough-ins, exterior finish to match existing materials, and interior fit-out.
The hard part of an addition isn't the new construction — it's the tie-in. Where new framing meets old, where new roof flashes into existing shingle courses, where new HVAC ties into existing trunk lines. It depends on your lot and the addition's footprint. We pull setback and zoning data on the feasibility visit and tell you upfront whether you'll need a Zoning Board variance — most additions in Stoneham, Woburn, Reading, and similar towns don't need one if you stay within existing setbacks.
Yes. We match clapboard, vinyl, cedar shake, and brick. For older homes with discontinued siding, we either match by color/profile or we re-side the affected wall plane to maintain visual continuity.
Single-room additions in our market run $80K–$180K. Second-story additions run $180K–$320K. Master suite additions with bath run $150K–$280K. Sunrooms run $90K–$160K. Your detailed proposal in step 02 has a fixed price, not a range.
From foundation to final inspection: 3–4 months for a single-room addition, 5–7 months for a second story, 6–8 months for a complete master suite with bath. Permitting adds 4–8 weeks before we break ground.
